A simple rent tracker with just 4 tabs. Log each payment and it shows who is paid up, who is behind, and how much rent you received this year. One-time $5, no subscription.

What's inside

• Start Here: one page of plain-English instructions.

• Tenants: up to 30 units. Rent, due day (1-28), lease start/end, optional first-month (e.g. prorated) rent, deposit returned.

• Payments: up to 1,000 payment rows. Pick Rent, Late fee, Deposit, Other or Void from a dropdown. Receipt numbers (R-0001, R-0002...) are added automatically. Entered something by mistake? Set its Type to Void: it keeps its receipt number and is left out of every total.

• Summary: type a year to see each unit's 12 months colored green (covered), yellow (part paid / behind) or red (due date passed, nothing paid), plus balance owed today, rent received in the year, late fees received and deposit held. Check rows flag unknown units, amounts typed as text, missing details and a deposit refund larger than the deposit recorded.

Handles the tricky cases: partial payments, overpayments and prepaid months carried forward, December rent paid in January, mid-month move-ins and move-outs, and deposits kept separate from rent income.

You get: a BLANK file for your own records and a SAMPLE file with fictional tenants, each as .xlsx and .ods, plus a one-page PDF guide.
